The generator, from 2017
The machine is a Generac Guardian 16 kW home standby in an aluminum enclosure, model 7035, rated 16 kW on natural gas and on propane alike, and this house runs on natural gas. It sits behind a 150-amp service-rated transfer switch mounted indoors beside the service panel in the garage.
The house is 2,800 square feet and its electrical calculation comes to 23,368 watts, a figure driven mostly by two air conditioners — a three-ton and a four-ton — and a double electric oven. The two air conditioners are 7,000 watts between them and are the loads taken off the top while the generator is running, which leaves 16,368 watts.
What stays live is everything a household in an outage actually reaches for: the refrigerator, the dishwasher, the garbage disposal, the microwave, the washer, the gas dryer, the garage door, and two gas furnaces that burn gas but still need power to run their blowers.
The generator was commissioned on 5 April 2017 and was last serviced in October 2025.
4,821 square feet cleaned
On 29 April 2026 we soft washed 4,821 square feet. That figure is total surface rather than wall area, which matters here because soft washing is not only for siding — the same low-pressure approach works on masonry, concrete and pavers, where high pressure does visible and permanent damage.
The method is the same throughout: a sodium hypochlorite and surfactant solution applied at low pressure, left to kill the algae and mildew growing in the surface, then rinsed off. It is the solution doing the work, not the force. Pressure alone takes the staining away and leaves the growth rooted where it is, which is why a pressure-washed surface looks clean for one season and a soft-washed one keeps looking clean.

That figure should not be treated as a universal rule without looking at the actual property. The required elevation can depend on the flood-zone designation, the municipal freeboard, the Design Flood Elevation, Coastal A or V Zone conditions, NJDEP requirements and the applicable building-code provisions.
