Three sump pumps and a 22 kW machine
Three sump pumps is the number that decides this job. A house with one has a wet basement now and again. A house with three has a water problem it has already engineered around, and every one of those pumps stops the moment the power does.
The machine is a Generac Guardian 22 kW home standby, model 7043-2. It delivers 19.5 kW on natural gas, which is what this house runs on. It went in on 29 July 2021 behind a 200-amp service-rated transfer switch, mounted indoors in the garage.
The house is 3,700 square feet and its electrical calculation comes to 27,496 watts, which is more than a machine this size will hold outright. Three smart management modules close the gap. They watch the two air conditioners, a three-ton and a four-ton, and the double electric oven, and stand them down when demand rises. Eleven thousand watts of that calculation is manageable in this way, which brings what the generator is actually asked to carry to 16,496 watts. Nothing else is touched: the two refrigerators, the separate freezer, all three sump pumps, the dishwasher, the garbage disposal, the microwave, the washer, the pool filter and both garage door openers stay live throughout.
Getting gas and power to the machine took some doing, and the route is worth describing because it is the part of a generator installation nobody pictures. The gas line runs from the meter through the wine cellar, into the mechanical room, out into the crawl space, and then along a retaining wall on Unistrut, low to the ground, to the generator. The electrical run climbs one garage wall, crosses the ceiling and comes down the other side. Neither is the short way round, and neither was avoidable, because the gas meter and the electric meter are on opposite sides of the house.
The generator was last serviced in September 2025.
7,424 square feet of soft washing
In June 2025 we came back to wash the outside of the house, 7,424 square feet of it.
Soft washing is not pressure washing, and the difference matters on a house of this size. The work is done by the solution rather than by force: a sodium hypochlorite and surfactant mix is applied at low pressure, left to kill the algae and mildew growing on the surface, and rinsed off. Pressure alone would blast the green away and leave what is rooted in the surface behind, so it returns quickly, and on siding, soffits and shingles the force itself does damage that only shows up later.
