Managing a third of the calculation
The electrical calculation for this 3,000 square foot house comes to 25,756 watts. The machine is a Generac Guardian 18 kW home standby, model 7228, delivering 17 kW on natural gas, which is what the house runs on. Those two numbers are eight and a half thousand watts apart, and closing that gap is the whole design of the installation.
Three smart management modules do it. They cover the double electric oven and both air conditioners, a two-ton and a three-ton, and between them they take 10,500 watts out of the calculation — more than a third of the total. What the generator is actually asked to hold is 15,256 watts, comfortably inside what it delivers.
The point worth making is what stays live rather than what steps aside. The sump pump, both refrigerators, the pool filter, the dishwasher, the garbage disposal, the microwave, the washer, the gas dryer and both garage door openers are never in the negotiation. Nor is the heating. What waits is the oven and the air conditioning, and only while something else is drawing hard.
The transfer switch is service-rated at 200 amps and stands outdoors beside the meter. The generator was commissioned on 1 October 2021 and was last serviced in September 2025.
6,144 square feet washed in June
On 24 June 2026 we soft washed 6,144 square feet of the exterior. Soft washing does the work with the solution rather than with pressure: a sodium hypochlorite and surfactant mix is applied at low pressure, left to kill the algae and mildew living on the surface, and rinsed away.
Force on its own removes the staining and leaves the growth rooted in the surface, so the house looks clean for a season and then does not — and pressure high enough to strip siding is high enough to drive water behind it.
