One module, one air conditioner
Some houses need three management modules and a long conversation about which loads can wait. This one needed a single module and one decision.
The house is 3,000 square feet on a 200-amp service and its electrical calculation comes to 19,856 watts. A five-ton air conditioner is 5,000 of that on its own — a quarter of the whole figure in one appliance. Manage that one load and what the generator has to hold is 14,856 watts.
The machine is a Generac Guardian 20 kW home standby, model 7039-1. It delivers 18 kW on natural gas, which is what this house runs on, so there is real room above 14,856 watts rather than a fit that only just works. The transfer switch is service-rated at 200 amps and sits indoors in the garage.
Two sump pumps are the loads that make this worth having. An outage during heavy rain is an inconvenience upstairs and a different problem entirely in a basement with two pumps in it, and neither of them is on the manage list. Nor are the two refrigerators, the pool filter, the dishwasher, the garbage disposal, the microwave, the washer, both garage doors, or the gas furnace that still needs power to fire.
The generator was commissioned on 11 May 2021 and was last serviced on 30 April 2026.
2,764 square feet washed in June
On 17 June 2025 we soft washed 2,764 square feet of exterior. The work is done chemically rather than mechanically: a sodium hypochlorite and surfactant solution goes on at low pressure, is left to kill the algae and mildew growing on the surface, and is rinsed away. Pressure alone lifts the staining and leaves the growth behind, so the house is green again the following season.
