16 kW Generac 70351 standby generator

A 16 kW Generac on a 150-amp service
Commissioned on 24 September 2019. The calculation asked for a minimum of 14 kW under NEC Article 220 Part IV and a 16 kW Generac on natural gas went in, behind a 150-amp service-rated managed whole-house transfer switch. The 150 is worth pausing on, because most houses this size are on 200. A service-rated switch matched to the service the house actually has is the right answer rather than a compromise: it is the property’s own capacity that sets the number, not the catalogue. The load survey lists 2,600 square feet, two refrigerators, a dishwasher, the laundry and two sump pumps – and the sump pumps are the entry that matters. A sump that stops during a storm is how a basement floods, and a storm is precisely when the power goes. The machine has been on our Platinum plan since the day it was commissioned: annual maintenance and remote monitoring that Green Sun runs directly.
4,100 square feet of new roof
March of 2026. A single layer stripped to the sheathing and carted away rather than roofed over, then 4,100 square feet of GAF Timberline HDZ in charcoal, warranted fifty years, with continuous soffit vents at the intake.
5,731 square feet of soft washing
May of 2026, eight weeks behind the roofers. Soft washing is low pressure and a cleaning solution rather than a pressure washer, which is what lifts algae and mildew off siding without driving water in behind it.
Eight weeks, in the only order that works
A roof replacement is a filthy job. Tear-off sends grit, dust and fragments of old shingle down the walls and into the beds below, and no amount of care prevents all of it. Wash the house first and you have paid to clean a surface that is about to be dirtied again; wash it eight weeks after and you are cleaning up the roof job as well as the winter. People get this backwards more often than you would think, and almost always because the roof and the wash were bought from two contractors who did not know about each other. Booked together, the sequence sorts itself out.

Standby generatorCan the platform height be read off the FEMA flood map?
Not necessarily. The map matters, but it may not carry every elevation the platform design needs. An Elevation Certificate, a surveyed ground elevation, the Base Flood Elevation, the Design Flood Elevation, the local freeboard and the municipal flood ordinance can all bear on it, so the height is calculated for the specific property.

Yes. Gas piping subject to the adopted fuel-gas code must be inspected and tested before it is accepted. New Jersey adopts the 2024 International Fuel Gas Code, which governs the inspection, the test pressure and how long the test has to hold.

Treating every surface on the property the same way is the main one. Others: proposing to pressure wash a roof, promising every stain will disappear, no inspection before starting, no plant protection, no interest in what the surfaces are made of, no insurance, using maximum pressure as a selling point, and no distinction between algae, rust and oil. Knowing when not to use pressure is the skill.
Soft washingWhat does ARMA recommend for cleaning roof algae?
ARMA recommends a chemical cleaning approach followed by a gentle water rinse rather than pressure washing. Its published guidance describes a bleach-and-water solution for algae discoloration and specifically says not to use a power washer, brush or broom on asphalt roofing. The shingle manufacturer's instructions should always be checked.
