Every roof on this page belongs to a real house in New Jersey, and every one is a complete tear-off. We do not lay a second layer over an old roof — the existing shingles come off to the sheeting, the deck is inspected while it is open and anything soft gets replaced, and a GAF Timberline HDZ roofing system goes on in its place, usually under a 50-year manufacturer warranty. Layering over is cheaper on the day and costs more later: it hides whatever is wrong underneath, adds weight the structure was never designed for, and shortens the life of the shingles you just paid for.
The projects here run from modest Capes to five thousand square feet of complicated roofline, across Monmouth, Ocean, Mercer, Middlesex, Somerset and Union counties. A good number were replaced as part of a larger job. Where a homeowner was also going solar, the roof replacement came first and the array second — putting panels on a roof with five years left in it means paying to lift the whole system off again later.
